1. The Rent
It’s crucial that your property investment realises its true potential. We offer a Free Assessment of your property or portfolio with an update on current market conditions. This also includes analysis of comparable properties and often leads to an open discussion on the headline rental price and achievable returns.
We offer various marketing strategies, tips to take advantage of localised demand and supply and suggestions to improve your net rental income.
2. The People
Many tenants can be introduced immediately and our first step is to check our database to match any existing application to your property. This includes connections with relocation professionals, private individuals, couples and families, there’s a great chance that we already know the perfect tenant for you.

3. The Viewings
All viewings are pre-qualified and accompanied by Maplewood Property and we can liaise with any existing tenants or agents for access. Details of every appointment will be logged and feedback provided. With each visit we double check your property and begin to collect information on the potential new tenant.
Negotiations are carried out by an experienced professional and often start at the viewing stages, we may re-show the property two or three times to reach a decision.
4. Background Checks
Once we have identified your new tenant and agreed the terms, you can be sure of their suitability before they move in. We collect comprehensive references and make certain that all individuals have passed stringent Anti-Money Laundering, Right to Rent, Personal Credit, Open Source Referencing and Background Checks first.
You always have the option to assess and approve the references prior to the start of any tenancy. Rent Guarantee Insurance Policies are available.
5. Agreements and Legislation
Our Tenancy Agreements are clearly worded, legally binding and feature up to date legislation and protection in line with the Housing Act. Both an Assured Short-hold Tenancy Agreement (AST) and a company (Common-Law) agreement are available if required. We provide and execute these at no cost to you, it’s part of the service.
All relevant information including; deposit protection, inventories, condition reports, certification and government guidelines are prepared in advance of each new tenancy.
6. Rent Collection & Accounting
Receiving rent on time is often a problem for landlords. We account for all rent received and make payments to you quickly and efficiently. This is made possible by the relationships we build with tenants, who pay early. Monthly income statements and annual accounts available, all deposits held with the Deposit Protection Scheme (DPS).
